The Importance of Termite Inspections BEFORE you list your house

Today was a busy day with 3 back-to-back termite (a.k.a pest) inspections at 3 different properties. Each house has several “section 1” areas that need to be fixed before the company will issue a clearance. Section 1’s include areas that are water damaged. Section 2’s are maintenance type items that if left untreated may lead to section 1’s or water damaged areas (i.e. caulking around a bath tub).

 

It is customary for the seller to pay for all section 1’s and the buyer to take care of section 2’s. However, this is a negotiable item and is handled differently in each contractual agreement.

 

We recommend that our clients have a professional licensed termite & pest company come and do a thorough inspection before putting a home on the market so that the seller is aware of the damage and has the opportunity to do the work that needs to be done. This way the buyer is comforted knowing that all section 1’s have been completed and a clear report issued before writing a contract.

 

It helps to ensure a smooth escrow and allows the parties to focus on other areas of inspection around the home. Call me if you have any questions regarding the process.
