How many homes sold in Contra Costa County? What was the average sales price by City in Contra Costa?

Good news for February in Contra Costa County! The average sales price is up .5% and the number of pending sales in Contra Costa County is also up 40.8% over January 2008.

 

When comparing February ‘07 sales prices to February ’08, the average sales price is down 13.2%. Therefore my message is still the same, if you don’t have sell DON’T and if you are thinking about buying BUY!

 

The increase in pending sales in Contra Costa County is consistent with the rest of the country. Sales of existing homes rose by 2.9%. This marks the first increase since July ’07. See the following Yahoo! News article for more details: http://news.yahoo.com/s/ap/20080324/ap_on_bi_ge/economy

 

The prices are unbelievably low in several cities and neighborhoods in the Bay Area. This past weekend, I wrote an offer for a condo in Livermore that was listed under $200K. My client’s offer was one of four and the condo had only been on the market for 2 days. So, for the really hot deals be prepared to go over the asking price in order to get the home. Also, there are many micro-markets/neighborhoods in the Bay Area that have not been affected by the down turn. If you are interested in one in particular, call me and I will let you know what the market value and activity is for that specific area.

The Importance of Termite Inspections BEFORE you list your house

Today was a busy day with 3 back-to-back termite (a.k.a pest) inspections at 3 different properties. Each house has several “section 1” areas that need to be fixed before the company will issue a clearance. Section 1’s include areas that are water damaged. Section 2’s are maintenance type items that if left untreated may lead to section 1’s or water damaged areas (i.e. caulking around a bath tub).

 

It is customary for the seller to pay for all section 1’s and the buyer to take care of section 2’s. However, this is a negotiable item and is handled differently in each contractual agreement.

 

We recommend that our clients have a professional licensed termite & pest company come and do a thorough inspection before putting a home on the market so that the seller is aware of the damage and has the opportunity to do the work that needs to be done. This way the buyer is comforted knowing that all section 1’s have been completed and a clear report issued before writing a contract.

 

It helps to ensure a smooth escrow and allows the parties to focus on other areas of inspection around the home. Call me if you have any questions regarding the process.

People camping out for town homes in Windemere?!!

Fioli in Windemere opened less than a month ago and boy did they open with a bang! The builder initially priced them almost $100K under market value.  I was quoted prices between $482K-$550K for the first release which happened in early February.

 

These prices created an unbelievable demand from buyers. I really didn’t believe it until I went to the sales office myself at 4:30pm on a Sunday to see it packed. I couldn’t even find a parking space. The builder has since raised the pricing to start in the $520’s and go up to $599K for the largest model. These current prices are still approximately $40K-$60K under market value. That is huge for people looking in this price range!

 

The models are amazing. Tons up included features. The square footage is incredibly large---2,044sq. ft for a Plan 1 to 2,332sq. ft for a Plan 4. The next release is tentatively scheduled for this weekend. However, they will only be releasing 6 homes. The word is that people are planning on camping out early Saturday morning in the hope of getting a contract.

 

We were able to get our client’s a town home that they liked without “camping out”. If you are interested, let me know.
